1 Budapest City is divided by the Danube River into two areas, Buda and Pest. Pest lies to the right of the river, and contains the financial/business centre of Budapest. Buda, on the left of the river, is generally the green and hilly district of Budapest. As a general rule, most expats with families choose Buda, and singles/couples go for Pest. 2 Districts 5, 6, 7, and some parts of district 13. 3 Districts 2 and 12 are the most prestigious areas. Yields are around 6.6% to 8.3% for apartments in Pest, Budapest, the centre of the rental market.
The leading real estate agents produce broadly similar figures: A1 Real Estate has average Budapest rental yields at 5% to 6%: Budapest Property Finder has yields of 6% to 8% for city-centre properties; and Otthon Centrum has 4% to 6% for Budapest apartments, 7% to 9% yields for houses.
