Gross rental yields in Baku range from 3.57% to 12.96% with an average of 6.02%. Baku's rental returns are good. The yields are slightly lower in Nəsimi and Nərimanov districts compared to Yasamal, Səbail, Binəqədi and Nizami. The best yields are currently in the Xətai district as they are developing the "White City" area there, time will tell if these yields will stay at these rates.
